  •     Order preliminary title report
  •     Have a set of professional photographs taken for marketing purposes prior to MLS submission
  •     Prepare listing contract in full detail presenting property to purchasers & Realtors
  •     Decide how often & method (phone, e-mail) for periodic Client Review, normally weekly
  •     Enroll property in Northwest MLS
  •     Place a wooden Windermere Real Estate sign property with my direct phone number, brochure box & directional sign (signage is the most important tool) 
  •     Place a 4x4 sign on the waterfront side of property
  •     Immediately publicize your home at our two Gig Harbor offices (70 agents) so that our Realtors can arrange showings. This utilizes Windermere's minimum market share of 33% of all sales
  •     Coordinate showings, using keybox, or client preference for showings
  •     Prepare Property Profile with house & site plans, plat maps, photos, utility bills if appropriate, inspection reports,community info & other pertinent marketing information to be left in the house
  •     Create color Property Graphics for buyers in home/exterior brochure holder, including PermaFlyer 
  •     Conduct a tour on Thursday for Gig Harbor Realtors to familiarize themselves with the property
  •     Utilize my first page position on Google & Yahoo in key Gig Harbor real estate searches (attached), such as: Gig Harbor Waterfront, Premier Gig Harbor Real Estate, Gig Harbor Waterfront for Sale, Gig Harbor Homes, etc
  •     Utilize firsthand knowledge, from living and boating on Gig Harbor waterfront for 45 years to promote the benefits of the waterfront lifestyle
  •     Advertise in Peninsula Gateway Windermere ad, including photo, probably of view. Windermere maintains the strongest presence in Gateway. Only company still using print media each and every week
  •     Advertise on the front page of Peninsula Gateway as featured home, with two photos or more
  •     Advertise on the front page of Peninsula Gateway in my weekly "Action Ad", with photo
  •     Create a QR code and text number for smart phone/mobile use by buyers when they arrive at the site
  •     Create a Virtual Tour for prospective buyer or Realtors, posted on numerous sites
  •     Create a unique website with unique domain name, utilizing the name in all marketing (i.e.
  •     Advertise on Internet with 15-25 photos, including panoramics as appropriate

  •     Follow up on all showings with Realtors and communicate responses to seller via Client Review
  •     Monitor listings & sale activities to maintain your competitive position in the marketplace
  •     Negotiate all offers, advise you & successfully conclude escrow
